Real Estate and Vacant Properties

AREA 405

The 120-year-old, 70,000 square-foot industrial building in Greenmount West is one of Baltimore’s largest creative workspaces.

AREA 405 includes 40 art studios, an event space, and the Station North Tool Library.

In 2022, with an array of funding and unique public/private partnership, CBP and developer Ernst Valery purchased AREA 405 to preserve it as an affordable, vital art hub.

Since then CBP has made extensive improvements to the building while preserving its historic character.

The North Avenue Market

The Market, 10-20 West North Avenue, demonstrates Central Baltimore Partnership’s collaborative approach.

In 2024, CBP and Central Baltimore Future Fund purchased this anchor in partnership with the building’s longtime owners Mike Shecter and Carolyn Frenkil and future owner, Twenty-Two Lanes.

The Market is now activated by interim tenants, including Baltimore Youth Arts, Club Car, and Mobtown Ballroom and Cafe, while plans and resources for the restoration are assembled.

Oyin Handmade

Oyin Handmade was founded in 2003 in Brooklyn, New York, and is now headquartered in Greenmount West.

This apothecary company with a focus on textured hair and dry skin integrated its retail, research, and production into one hub at 1812 Greenmount Avenue.

Working with Ernst Valery, Central Baltimore Partnership provided capital to activate a long vacant space.

Currency Studio at ENA Gallery

Currency Studio

The Currency Studio at 5 ENA Gallery is a flexible space. It’s located at 5 East North Avenue and was CBP’s first initiative under Maryland’s innovative ReStore program, which aims to activate vacant storefronts.

With this resource, CBP is offering artists and makers temporary space so they can test the market with a storefront.

The first tenant at this space will be Currency Studio, one of Baltimore’s fastest growing lifestyle retailers.

The Parlor

The Parlor is an adaptive reuse of a former funeral home at 108 West North Avenue.

Now it’s a new creative mixed-use building for events, workspace, food and drink, and offices that open up to the nationally-recognized Graffiti Alley.

The lead tenet is No Land Beyond, a locally-owned, popular gaming and food and drink purveyor.

Town Hall / Waverly Hall

Town Hall

The 1870’s Waverly Hall, now known as “Town Hall,” at 3100 Greenmount Avenue is now a mixed-use community anchor for the Waverly Main Street (WMS).

Purchased by Central Baltimore Future Fund in 2018, we selected the Waverly Arts development team via an open process.

With support from CBP, the State, and Johns Hopkins, Town Hall is now home to Jinji’s Chocolate and WMS, with future retail and community uses on the horizon.

HIGHLIGHTED PROJECTS

The Arts and Station North Arts District

Artscape

CBP is dedicated to making Station North the destination to experience the local side of Artscape, one of the largest arts festivals in the Nation.

CBP works with local artists and entrepreneurs to remake street level spaces for highly-curated programming, such as the Blinkatorium, Inviting Light, Live Aerosol, See-Saw City, and Mobtown Ballroom Pop-up on the Street.

Over two years, Artscape programming has supported over 300 local artists and generated $250,000 investment in lasting public art that enhances the walkability of the Art Districts.

AREA 405 Gallery

With its preserved industrial character, the 5,250 square foot first-floor gallery at AREA 405 provides a distinctive setting for exhibitions, performances, community gatherings, a wide variety of programs–from neighborhood events to youth job training, art exhibits to live performances.

In 2024, the gallery has attracted several thousand attendees. The space offers a newly climate-controlled and lead-free community arts space to the Station North Arts District.

Inviting light

Inviting Light is curated by Baltimore’s Derrick Adams and supported by a Bloomberg Philanthropies’ $1 million Public Art Challenge grant.

This public art project will illuminate Station North with five artistic light installations, followed by a year of  events and curated arts programming for the community to enjoy and take part.

Inviting Light is a partnership with Baltimore City and the Neighborhood Design Center.

Ynot Lot

For eight years, the Station North Arts District operated the Ynot Lot on the corner of North and Charles Streets, transforming a vacant lot into a beloved outdoor community art space that hosted an average of 100 events per year.

Central Baltimore Partnership is working to relocate the Ynot Lot to 101 West North Avenue, which will be open to the public spring 2025.

Station North Art Walk

Every second Friday of the month, artists and venues welcome the public for a self-guided tour of gallery exhibitions, open studios, and food and retail specials in the artistic heart of Baltimore.

Art Walks are a grassroots, artist-led effort organized by community members with support from Central Baltimore Partnership.

Station North Holiday Market

Launched as a retail platform and lifeline for independent artists and makers during the Covid-19 pandemic, the annual Station North Holiday Market has become a much loved day of festive peace and joy on North Avenue.

The 2023 Holiday Market was attended by an estimated 3,000 people and generated over $35,000 in income for 50 artists and makers.

HIGHLIGHTED PROJECTS

Health, Youth, and Social Services

Sisson Street Park

Sisson Street Park is a community-driven neighborhood green space that supports garden beds and composting, a children’s play space, and gathering space for neighborhood events throughout the year.

This project was supported by two CBP Community Spruce-Up Grants, other healthy activity-based funding and partnerships, and a lot of sweat equity.

Friends of Sisson Street Park is the steward of this Remington community gem and the Friends have celebrated their tenth anniversary this year!

J. Van Story Branch
Apartments

CBP with Community Housing Partners, J Van Story Branch (JVSB) Senior Apartments Tenant Council, and MedStar Health, mobilized a team of health providers to address the needs of the 350 JVSB residents.

A Johns Hopkins University team assessed health needs and in 2021 the onsite Health and Wellness Suite, managed by MedStar, opened.

Since then over 70% of JVSB residents have been served and over 80 programs have been offered.

Boone Street Commons

Boone Street Commons is a community-driven neighborhood green space supported by a CBP Community Spruce-Up Grant.

This project was led by the Greater Greenmount Community Association and supported by ddb Workshop, Maryland Custom Builders, and others.

Boone Street Commons has inspired many community events, garden workshops, and other open space projects.

Cecil Community Park

This $3.6M multigenerational park in Midway has an athletic field, track, two playgrounds, fitness equipment, and an outdoor classroom.

CBP worked with Parks and People Foundation, Cecil Elementary School, Cecil Kirk Recreation Center, Greater Greenmount Community Association, and over 15 funders to create the park.

CBP is working with partners to offer sports leagues, summer programming, and outdoor education.

Friends of the Jones Falls

Central Baltimore Partnership worked with enthusiastic Jones Falls Watershed advocates to establish the Friends of the Jones Falls in 2018 and supported early organizing efforts as they developed their board, strategic vision, and membership.

Since that time, CBP has acted as a fiscal sponsor for fundraising purposes for large planning and environmental projects along the corridor that connect to Central Baltimore.

Community Gardens and Cooking Initiatives

Central Baltimore Partnership works with Great Kids Farm, neighborhood elementary schools, farm-to-school liaisons, community gardens and gardeners, and cooking professionals to create experiential learning opportunities connected to nature and food.

Also, CBP works with community garden leaders on improvements including beds, composting systems, fencing, and free food stands.

These activities are part of  CBP’s GLOW initiative, generously supported by the Harry and Jeanette Weinberg Foundation.

Summer YouthWorks

CBP has collaborated with Banner Neighborhoods, Inc. on a Summer YouthWorks program since 2021.

This program develops job readiness skills, entrepreneurial spirit, and directly connects youth to industry professionals and hands on experiences in the arts, culinary industry, and entrepreneurship.

Banner Neighborhoods leads programming and CBP helps to fundraise and facilitate area partner connections.
